5 Up And Coming Areas In Bangkok That You Need To Know About

Bangkok areas

Bangkok is an ever-expanding city. Despite being one of the largest and most populous capitals in the world, investment prevails and property developments continue to spring up around the city. Since 2011, the Thai government has made extensive plans for the Mass Rapid Transit Master Plan; this immense project will eventually provide reliable transport to many areas within the city through systems such as the BTS line.

Due to this huge project, we are now seeing property development throughout Bangkok, not just in central areas. A plethora of new areas and districts within the city are witnessing a revitalisation from property developments and government improvements. We have chosen 5 up and coming areas within Bangkok that look to be ideal places for property and investment in the future.

Real Estate in Don Mueang

This district in northern Bangkok is home to the Don Mueang International Airport. As one of the oldest airports in Asia, the government is developing its facilities and looking to improve the surrounding area too. AOT (Airports of Thailand PLC), who are responsible for the airport, have invested over 700 million USD to improve the airport in phases, with phase 3 set for completion this year.

Due to the improvements of the airport, the surrounding residential areas are also experiencing a boost. Don Mueang has some upcoming condo developments such as the Grand Canal Don Muang, and Happy Condo Donmuang. As time progresses, things should only improve for this area of Bangkok.

Real Estate in Udom Suk

Until recently, Udom Suk was often overlooked as other areas of Bangkok provided more alluring. The fortunes of this region have changed drastically, however. Udom Suk now has a plethora of residential and commercial developments and some fantastic amenities.

Huge condominium developments such as The Sky Sukhumvit and Ideo Mobi Sukhumvit 66 have drastically changed the landscape of Udom Suk. Furthermore, projects such as Whizdom 101 and the impressive Bangkok Mall continue to bring in investment. In the centre of this expansion, the BTS station looks to be a central point for commuters, allowing them to travel throughout Bangkok.

Real Estate in Rama IV

Rama IV was once a predominant industrial sector and there was little reason for development. In the last couple of years, however, this area of central Bangkok is set to be transformed – many people are touting it as the next Sukhumvit Road which is a bold claim.

Various mixed-use projects are already under development spanning some 2.5million+ square metres of construction. The TCC group is the main forerunner of this development and the company is reportedly spending over 120 million Baht in this area. Notable developments include One Bangkok, Suanplern Market and the FYI Centre.

Real Estate in Lak Si

Similar to Don Mueang, Lak Si benefits from its proximity to the airport and is already experiencing a range of new exciting residential developments. Aspire Ngamwongwan, for example, is a modern and extensive condo block featuring a swimming pool and beautifully furnished apartments. Alternatively, stylish condo blocks such as Thung Song Hong offer a little class and traditional designs with equally desirable luxury apartments.

As with Don Mueang and other upcoming areas, Lak Si will benefit from the development of the Mass Rapid Transit Plan. This region will have two links – the Airport Rail Link, and the SRT Dark Red Line – both of which will improve Lak Si’s commuting options, and connections to Don Mueang Airport.

Real Estate in Thonburi

Located next to the lifeblood of Bangkok – the Chao Phraya River, Thonburi is a beautiful area and developers appear to be catching on to this fact. With several BTS stations running through this region, Thonburi has it all – a sublime waterfront setting, fantastic residential and commercial developments, and options for commuters.

Notable upcoming developments include The Residences Mandarin Oriental, Canapaya Residences and Four Seasons Private Residences. Each of these developments offers superb high-quality accommodation. Furthermore, Thonburi will benefit from the epic Icon Siam mixed-used project – this huge development will span 8 hectares of prime riverside frontage.

What are your thoughts? Is the next Sukhumvit on the horizon?
